Writer's Fallout Shelter

Thanks all! My biggest problem in finding an agent/publisher is the size of the manuscript. 177K words/820 pgs. There are very few publishers who deal in high fantasy of that sheer magnitude. It narrows the field drastically and, I am assuming mind you, that it would be easier to find an agent once I have been offered a contract than before (lack of resume, ect). (Yes, I know about assumption, *sigh*)
